In this powerful episode of Cutting Through the Clutter, host Cyndee Woolley sits down with Danny Flores, principal of Prime Capital Investments, for an inspiring conversation about transformation, tenacity, and the realities of building wealth through multifamily real estate investing.

Danny’s journey is nothing short of remarkable—from teenage carpenter to general contractor at 21, through heavy construction building tunnels and bridges, to banking executive managing loans up to a billion dollars, and ultimately to founding his own multifamily investment firm. His path wasn’t linear, but every twist prepared him for where he is today.

After witnessing accidents on construction sites, Danny made the difficult decision to return to school while working full-time—one of the toughest challenges he’s ever faced. That determination paid off when he transitioned into banking, working with major clients like Jack in the Box and Metro Golden Mayer, learning financial modeling and business analysis that would prove invaluable.

But Danny never lost sight of his real passion: multifamily investing. Starting with a fourplex in 2000, he methodically built his portfolio through strategic 1031 exchanges, eventually opening a property management company in 2006. In 2018, he discovered the syndication model—pooling investor capital to acquire larger properties—and transformed his business, focusing on value-add opportunities across Arizona, Texas, Florida, and North Carolina.

The conversation dives deep into what drives entrepreneurial success, the methodical approach needed for multifamily investments, how to evaluate markets across different states, and the realities of property management that HGTV doesn’t show you. Danny’s candid advice? If you’re serious about scaling, skip the small stuff and think bigger. And remember: this business isn’t glamorous—it requires expertise, strong teams, and unwavering commitment.

Listener Goal Empowers Mission to Honor First Responder Heroes Amid Growing Line-of-Duty Risks and Mental Health Crisis

The For Paul Foundation is proud to announce a purposeful 2026 listener goal for its advocacy podcast, “Echoes of Valor,” aiming to reach 5,000 dedicated listeners as part of its mission to honor, support, and educate communities about the vital roles of fire and emergency medical services personnel.

Hosted by Tony Ottaviani and Brandon Waldorff, “Echoes of Valor” delivers powerful narratives that celebrate the courage, dedication, and sacrifice of first responders. Each episode features intimate interviews with frontline responders and leading industry experts, offering listeners an in-depth look at the daily heroism and unwavering commitment these heroes demonstrate in protecting and serving their communities.

“Echoes of Valor represents our commitment to ensuring that the stories and sacrifices of our fire and EMS personnel, and other first responders, are heard and appreciated,” said Tony Ottaviani, podcast host and Foundation advocate. “By expanding our listener base to 5,000 people, we’re creating a broader platform to recognize their service, honor the legacy of those we’ve lost, support those still serving, and educate the public about the true impact of this profession on individuals, families, and communities.”

The podcast arrives at a critical time for the first responder community. Each year, firefighters experience an average of 80–100 line-of-duty deaths, while EMS providers account for approximately 25–30 line-of-duty deaths. Beyond fatal incidents, tens of thousands of first responders are injured annually due to vehicle crashes, lifting injuries, fires, assaults, and aviation-related incidents. Most alarming, 20–30% of first responders experience symptoms consistent with PTSD, with depression, anxiety, and burnout occurring at rates significantly higher than the general population. Despite these realities, mental health challenges remain underrecognized, particularly for EMS and air medical professionals—a critical gap that The For Paul Foundation is working to address.

The Foundation invites the public to tune in to “Echoes of Valor” and join the growing community of listeners discovering the powerful stories that define the courage and commitment of fire, EMS, air medical, and first responder heroes. “Echoes of Valor” is available on Spotify, Apple Podcasts, and YouTube.

With over 27 years of experience and a master’s degree in industrial management from Clemson University, Wendi shares hard-won insights about what actually works in modern marketing. She discusses the importance of strategic planning over “shiny object syndrome,” why AI tools require human context to be effective, and how consistency beats the constant chase for the next big thing.

Wendi reveals her approach to working with clients across industries—from aerospace to healthcare to construction—emphasizing that success starts with clear planning, regular check-ins, and genuine buy-in from clients. She candidly addresses the challenges of AI-generated content, explaining why “garbage in, garbage out” applies and how marketing professionals must train AI tools rather than simply accepting their output.

The conversation also explores the realities of running a home-based business for nearly two decades, building a remote team through word-of-mouth recruiting, and why communication and follow-up matter more than technical skills. Wendi also hosts Confessions from the Home Office podcast, where she shares unfiltered insights about marketing business realities.

FC Naples Signs Defender Luca Mastrantonio Ahead of 2026 USL League One Season

Naples, FL – [January 5, 2026] – FC Naples is pleased to announce the signing of defender Luca Mastrantonio ahead of the 2026 USL League One season. The 28-year-old Italian brings a championship pedigree, extensive League One experience, and defensive leadership as he joins FC Naples for the upcoming campaign.

A proven winner at the USL League One level, Mastrantonio adds veteran presence and title-winning mentality to FC Naples’ backline as the club continues to build momentum entering its second League One season.

A Journey from Italy to American Soccer Success

The Italian native began his career in 2015 with Italian Serie D side A.S. Ostia Mare Lido Calcio before moving stateside to pursue his collegiate career. Between 2016 and 2019, Mastrantonio progressed through three levels of American college soccer—NAIA (University of Northwestern Ohio), NCAA Division II (Rockhurst University), and NCAA Division I (University of California, Irvine), earning All-Big West First Team honors during his senior season at UC Irvine.

During his collegiate years, Mastrantonio competed in the USL League Two with Thunder Bay Chill in Ontario, Canada, helping the club advance to the 2017 USL League Two Final. He delivered in the crucial moment, netting the winning goal in Thunder Bay’s 1-0 Semifinal victory against FC Golden State Force.

Professional Career and Championship Success

Mastrantonio signed his first professional contract with FC Tucson in 2021, recording 50 appearances and four goals across all competitions through two seasons with the former League One side. His consistent performances caught the attention of Union Omaha, where he signed ahead of the 2023 season and established himself as a cornerstone of one of the league’s most successful clubs.

During his two years in Nebraska, Mastrantonio helped Omaha win back-to-back USL League One Players’ Shields in 2023 and 2024 before leading the Owls to the league title in 2024. Across all competitions, he made 57 appearances for Omaha, cementing his reputation as a reliable and championship-caliber defender.

Mastrantonio most recently competed with AV ALTA FC during their 2025 season and arrives in Naples with 87 USL League One appearances. His championship experience, defensive consistency, and proven track record at the League One level make him a valuable addition to FC Naples as the club continues to build toward the 2026 season.

FC Naples Signs Striker Giovanni “Gio” Miglietti for 2026 Season

Naples, FL – [December 11, 2025] – FC Naples is pleased to announce the signing of striker Giovanni “Gio” Miglietti ahead of the 2026 USL League One season. Miglietti brings professional experience, elite academy development, and a strong collegiate background as he joins the club’s attacking group. Known for his strength, intelligence, and work rate in the final third, Miglietti adds depth and versatility to Naples’ forward line.

A Career Built Through Every Level of the Game

Miglietti joins FC Naples after competing for Huntsville City FC in MLS Next Pro during the 2025 season. His strength, movement, and versatility across the front line made him a dependable attacking option. Prior to his time with Huntsville City, he spent two seasons with Tacoma Defiance (Seattle Sounders’ second team), making 47 league appearances and scoring 14 goals.

Before turning fully professional, Miglietti played four standout seasons at the University of Washington. He made 79 appearances and scored 19 goals for the Huskies. His time in Seattle helped shape his competitive mentality and established him as a reliable attacking presence.

Miglietti began his journey through elite youth training with Pateadores SC and the Seattle Sounders Academy. At age 18, he gained his first professional minutes with Seattle Sounders FC 2 in the USL Championship. These early steps through respected academies and professional environments created the foundation for the experienced striker he is today.

Looking Ahead to Naples

Miglietti brings power, composure, and a forward’s instinct to FC Naples. His experience across MLS Next Pro, collegiate soccer, and the American development pathway makes him an important addition as the club prepares for the 2026 season.

“We are very excited to sign Gio for the 2026 season. Gio brings a tenacity and determination that is essential to our style of play both defensively and offensively. His movements in the box and his ability to score on offensive set pieces will make him a valuable asset to us. Gio is a seasoned professional who is excited to showcase his abilities in USL League One,” said Coach Matt Poland.
